If you've spent any time apartment hunting in Nairobi, you've probably been told the same thing by three different people: “just look in Kilimani.”

It has become shorthand for a certain kind of city life: close to Yaya Centre, close to Junction, close to work if you're in Upper Hill or Westlands, and still walkable to a decent number of restaurants and gyms without needing a car for everything.

What nobody tells you upfront is what you'll actually pay and why two apartments on the same street can differ by fifteen thousand shillings a month for reasons that have nothing to do with the finishes.

The rent bands, roughly

A one-bedroom apartment in Kilimani currently sits anywhere between Ksh. 30,000 and Ksh. 60,000, depending on the building's age, whether it has backup water and generator power, and how close it is to Ngong Road versus the quieter side streets off Wood Avenue.

Two-bedroom units run from about Ksh. 55,000 to Ksh. 90,000+ in the newer serviced blocks.

Three-bedroom apartments, especially those built in the last five years with lifts, gyms and rooftop space, are pushing past Ksh. 120,000 in places such as Lantana Road and Kilimani Road.

Older walk-up blocks from the 1990s and early 2000s are still among the best-value options in the area if you do not mind climbing stairs and living without a backup generator.

Many long-term Nairobi renters actively look for these buildings because the space available per shilling is difficult to beat anywhere closer to town.

What actually moves the price

  • Proximity to Yaya Centre and Kilimani Police Station. The streets around these landmarks often carry a premium because of the perception of better security and lighting at night.
  • Backup water. Kilimani has experienced recurring water rationing in parts of Nairobi County. Buildings with a reliable borehole or large storage tanks can command higher rent, even when this is not advertised as the main reason.
  • Parking. A unit with one dedicated parking bay is a different proposition from an otherwise identical apartment without one. Expect a difference of roughly Ksh. 3,000 to Ksh. 5,000 per month.
  • Noise. Apartments facing Ngong Road or Argwings Kodhek Road directly are often cheaper than the exact same layout facing an interior courtyard.

Deposits and the paperwork

Standard practice in Kilimani, as in most of Nairobi, is one month's rent as a deposit plus the first month upfront. Some buildings also require an additional water or service-charge deposit.

Read the lease before signing, especially the clause dealing with deposit-refund timelines and what the landlord considers “normal wear and tear” versus damage.

This is where many tenant-landlord disputes in Nairobi begin, and it is often avoidable when someone experienced reviews the lease with you before you commit rather than after a disagreement has already started.

Who is actually moving to Kilimani right now?

The tenant mix has shifted over the last few years. Kilimani is no longer attracting only young professionals.

A growing number of small families are choosing Kilimani over Lavington or Kileleshwa because the commute into the CBD and Upper Hill is shorter, while the restaurant and gym scene means there is less need to drive elsewhere on weekends.

When comparing Kilimani with Kileleshwa or Westlands for a family move, the honest answer is that Kilimani often wins on convenience, despite the daytime and nighttime noise of a busy neighbourhood.

The real advantage is knowing exactly where to look

Kilimani rewards renters who know which street and which building type suits them. It can punish people who begin the search without that knowledge because the difference between the cheapest and most expensive version of a similar apartment is wide enough to matter.
